Below are the results of our 2025-2026 Southwood Shores POA Board Elections. You will see that we had a tie for the Vice-President position between Jessica Heller and Tami Sharp. We will conduct a runoff election to determine the winner of this contest. On Monday, May 12th, a Runoff Ballot was mailed to each property owner along with a return envelope. This ballot must be returned in the pre-addressed envelope and post marked before June 1st to be counted. We encourage everyone to participate in this process. All ballots must be kept confidential, and disclosure of any individual’s vote is prohibited by Texas law.

Below is the agenda for this year's annual meeting. Included are Deed Restriction Review Procedural Guidelines and a Non-Residential Lot Policy that the Board will be voting on. You will also see supportive documents including Section 209.015 of the Texas Property Code refencing adjacent lots.
The full version of Title 11, Chapter 209 of the Property Code has been placed in the document section below per the request of several property owners. (Warning – it is 55 pages long.)
Our meeting will begin at 2:00 PM but we plan to be there at 1:00 PM to collect dues, donations to the seawall project and for property owners to purchase keys for the park. A reminder to bring your old key. There will be a $15 fee for a lost key which will be collected at the time you purchase a new key. PLEASE return any and all of the old POA keys you may have.

The City of Payne Springs has implemented a City Complaint Form for the use of all residents. Please see the form below. This complaint form can be filled out and emailed to permits@paynespringstx.com or if you wish to remain anonymous, there is a drop box at City Hall.

We are a built on site community with Deed Restrictions and ByLaws in place. We have a lovely community including a park, pavilion, and a private boat ramp with a fishing pier. All new builds, additions, and changes to any current houses need to submit the correct forms and retain a permit from the City of Payne Springs before starting your project. A reminder from the Deed Restriction Review Committee:
All building projects in Southwood Shores including new houses, additions, garages, storage buildings, sheds, carports, or any other projects that adds taxable square footage to your property, must be approved by the Deed Restriction Review Committee and must have a permit from the City of Payne Springs. There are many other projects that you must obtain a permit from the City of Payne Springs. These include Roofing, Fences, Electrical, Plumbing, HVAC, Concrete work, Signage, Pool addition, or Sprinkler install. Also, all contractors that perform work in Southwood Shores must be registered with the City of Payne Springs. See below for forms and more information.
